The Albanian Riviera, City by City
Everyone searching for houses for sale in Albania by the sea ends up on the same five towns — but they are five different markets. Sarandë is the tourism capital: long season, powerful short-let demand, prices already high. Ksamil is the high-yield, high-risk bet: explosive occupancy June–September, nearly empty in winter. Vlorë is the value bet: the new international airport, a rebuilt promenade and prices still 20–30% below Sarandë. Durrës is the volume market: 30 minutes from Tirana airport, alive twelve months a year. Himarë is the authentic choice: slower, cheaper, perfect for personal use with income on top.
The right question is not "where is it prettiest" but "what must this house do for me": short-let income, personal use, or appreciation. That answer picks the city — and we help you with numbers, not brochure photos.
